So why bother? Becuase in the last 6 months, the lowest transfer for a livable home (not a rehab, just livable) was 311 Chestnut St, in June, for $150k. It was also nearly 300 sq ft smaller than this one.
Some of the interior rehab has already begun, and there's a blank slate of options for the layout. You could stick with the current 4 bedrooms (I'll use the term loosely) or go with something a little more conventional. Incidentally, if you chose to add a second bathroom, the cheapest 2-bath comp closed in the last 6 months were $200k and $205k for 708 Colerain and 510 Colrain, respectively.
LaFayette is a great town, with a lot of affordable options. We're seeing more and more demand for options in this price point.
